We’re lucky enough to have received some tips from Jason Atkins, CEO of Tui Lifestyle, one of those most in-demand interior design firms in Miami. Jason’s tips for this week are all about finish:
- Wallpaper is a great way to decorate your residence- but it’s not the only way!
- Try a faux finish (different types of painting techniques, which give the effect of architectural details or of different materials, such as marble, wood, etc.)
- Strié is a technique in which material is glazed and soft thin streaks are created using a paint brush- the end result is a wall that gives the illusion of being made of a material such as linen or denim.
- Try using these techniques in either a small area, such as a niche in a wall or a nook in a bedroom for a small, unique touch.
- You can also go bold and give an entire wall in your living room a completely new look- the choice is yours!

Reflection design tips from the experts

To continue our series of interior design tips for your downtown luxury condo, this week’s tip is all about mirrors – we love them! Courtesy of Jason Atkins, CEO of Tui Lifestyle, “Mirrors can be used to maximize views and reflect light into darker areas.”
Here are a few examples of how useful mirrors can be in furnishing Miami condo.

Add style to an otherwise white wall with the use of an ornate mirror like the one to the left. Imagine the wonderful Miami views reflected by this mirror!
The use of both a mirror on the wall as well as this beautiful table from their Avenue collection creates a wonderful level of depth and dimension. It’s clear to see how you could really create an illusion of a much larger space in a hallway simply by using mirrors.
According to Atkins, mirrored furniture is really making a comeback. The mirrored nightstand pictured at the top of this article is a great way to add a little style to your bedroom. However you choose to use them in your space, mirrors are a clear enhancement for any home.

Making the most of your space

To continue our series of interior design tips for your Marquis residence, this week we’re focusing on saving space courtesy of Jason Atkins, CEO of Tui Lifestyle.
Living in a downtown condo offers a lot of great options when it comes to design, but doesn’t always leave you with the large, open rooms a traditional house offers. The following tips are great for helping Marquis residents, old and new, make the most of their space!
- Many of the units in Marquis feature bedrooms with a niche in the back – don’t let this space go to waste!
- Make use of this space by using it as a work area, it’s the perfect place to fit in a desk.
- A work area does not need to be boring or bland. Try incorporating a sleek contemporary look with glass and polished chrome.
- This area also makes a great spot to enjoy the sunset. A cozy chair in this niche would make a great place to have a relaxing moment after work and take in Marquis’ one of a kind view.

Letting the light in

If you’ve had the pleasure of touring Marquis, then you have to have noticed the incredible amount of light that pours into the units through the floor-to-ceiling windows. These same windows give way to one of the best views in Miami, right over Biscayne Bay.

- Adding multiple layers of drapery is a great way to add dimension, while also being functional
- Use black out roller shades to extinguish light when you prefer a darker room
- Sheer curtains are a great way to allow in full light and a view, while still providing some privacy – use medium weight drapes for low light and full privacy

Marquis Featured During Art Basel
700-foot video projection will light up Marquis

Artists turn Marquis Residences into an ‘Ivory Tower’
Opening Reception with the artists will take place Thursday, Dec. 1, 6 p.m. to 10 p.m. and daily Dec. 1 – 4, 11 a.m. to 6 p.m.
December 1 through 4, Miami will host the 10th edition of Art Basel Miami Beach, the most prestigious art show in the nation. More than 260 leading galleries from around the world are taking part, showcasing works by more than 2,000 artists.
Among them is a Marquis resident who is turning her residence into an exhibition – and the entire building into a piece of artwork for the weekend via a 700-foot video projection.
The exhibition, titled “Ivory Tower,” will make its home on the 50th floor of Marquis Residences. The exhibition will be announced to the city of Miami with a 700-foot projection on the exterior of Marquis Residences consisting of original artwork by Tiffany Carbonneau, which will be visible from I-95 North and South bound, I-395, I-195, and the Venetian Causeway – the perfect location for passers-by to view the building on their drive to and from Miami Beach.
High above the glittering city scape of Miami, where commercial galleries, collectors, and art lovers gather during Art Basel, is “Ivory Tower,” the inaugural exhibit of Lauren Gentile’s exciting new Washington, D.C. venture, Contemporary Wing. The exhibit, which is co-curated by Gentile and Ginger Shulick, founder of Big Deal Arts, showcases internationally-recognized and emerging video and projection artists.
Artist Sean Capone will premiere, “High Rise,” a floor-to-ceiling projection with accompanying videos based on J.D. Ballard’s novel of the same name. Filmed over the course of two years as a luxury residential building is erected in Brooklyn, Capone’s “High Rise” evokes Ballard’s themes of isolation, social degeneration, and the deconstruction of time.
Paul Moakley, former photo editor at PDN and current deputy photo editor at TIME magazine, explores adolescence with an in-depth chronicle of an all-boys catholic high school captured through large-format photographs and short films.
Video artist Alex Villar harnesses his medium’s susceptibility for literal representation to a figurative end in, “Breaking into Business;” Villar “breaks into the art world,” by “breaking and entering” art institutions. Nia Burks explores our dependence upon and addiction to new media with humorous and pedestrian account in “Angry Gamers.”
The mutability of the new media is central to the work of artists Paul D. Miller and Phillip David Sterns. As part of his “Antartica Project,” multi-media artist and composer, Paul D. Miller (“DJ Spooky”) translates snowflakes into music, by overlaying the hexagonal shape inherent to all snowflakes on a logarithmic sound track. Artist Phillip David Stearns uses raw electronic signals to create visual imagery.

Miami is Top Turnaround Town
Six Florida real estate markets top the list

According to a new report from realtor.com, Miami is now leading the nation in real estate turnaround, with a lower foreclosure rate and better condo sales than anywhere else in the United States.
From the report:
“The number one town on the report, Miami has gone from being one of the first victims of the subprime crash to having a healthy inventory that is only half the size from a year ago. Today, Miami is only reporting one foreclosure for every 407 homes, compared to the national rate of one per every 213. And, condo sales have increased 79 percent in the first five months of this year, largely due to an influx of foreign investors.”
Five other Florida real estate markets, including: Orlando, Fort Myers-Cape Coral, Fort Lauderdale, Sarasota-Bradenton, and Lakeland-Winter Haven also topped the chart.
Maybe it’s the weather – or, maybe it’s the value.
